We offer a more holistic advice and lending service for clients with specialist circumstances.
Providing clients with a versatile, flexible and innovative form of finance.
Short term finance has experienced huge growth year on year, which is mainly due to a lack of appetite and the tightening of lending criteria by mainstream lenders. Other lenders have diversified their product ranges to cater for almost any scenario that requires short-term, property-backed finance. This, coupled with an influx of new lenders, an abundance of funding and a willingness to fund deals, has resulted in increased competition on short term rates.
Speed is essential for short term finance cases and you can rely on our specialists to provide you with a first-class service.
We have a service that can be tailored to your specific needs.
Short term lending, also known as bridging finance, is a short term loan secured against property or land and is used to ‘bridge’ the gap, until longer term finance can be arranged or the underlying security is sold. The key to the success of short term lending is to ensure that a viable exit strategy is firmly in place upon application.
Typical client scenarios:
Short term lending for landlords
We can assist experienced or first time landlords looking to purchase run down properties in need of refurbishment and modernisation. Properties which are not deemed as ‘habitable’ by a valuer will not usually be able to be purchased using a traditional buy to let mortgage.
We can provide short term lending solutions to complete the purchase with additional funds to do the works to the property and bring it back to a habitable state. A buy to let mortgage or sale of the property is usually how the finance is repaid.
Short term lending for auction purchases/sale under value
We have fast, short term finance solutions for clients who wish to purchase at auction, whether this is for owner occupied or investment purposes. Properties which are not deemed as ‘habitable’ by a valuer will not usually be able to be purchased using a standard mortgage. We are able to guarantee funds within the 28 day auction terms.
Short term lending solutions are used to complete the purchase, usually with additional funds to do the works to the property and bring it back to a habitable state. A traditional mortgage or sale of the property is usually how the finance is repaid.
Downsize prior to selling your existing property
Typically, clients are older, their children have left home and they want to move from their family home to something smaller. The majority of these clients will have paid off most or all of their mortgages and wish to release the equity in their property to allow them to complete their purchase prior to sale of the existing property. A standard mortgage or remortgage is not usually suitable due to the clients' age and available income so they need to take advantage of the equity in their property and repay the finance upon selling their existing property.
Chain break
A chain break is defined when looking to complete the onward purchase of your new property using the sale proceeds from your existing house. The buyer pulls out leaving you in a situation where you cannot complete your purchase as the required funds are no longer available.
We can provide short term lending solutions to cover the missing funds from the sale to allow the purchase of the new property and repay the finance when your existing property sells.
Experts at finding the right type of development finance.
The majority of development finance will be used on new house and apartment projects, but it can also include commercial units, mixed-use transactions (e.g. a retail unit on the ground floor of a building with apartments being developed above) and larger scale conversions (e.g. an office building being converted to apartments).
The current market in development finance is growing strongly and we can consider first-time developers, development locations throughout the country, high-end single units or large multi-unit schemes.
